No material does not undergo degradation after time. External weather conditions, wear and tear of materials, and various injuries affect the condition of the building and require regular maintenance, care, and occasionally also repairs. With all these procedures, we considerably extend the life of the building, avoiding greater damage and therefore greater costs. By doing so, the value of the property is kept intact. On the other hand, the regular maintenance and renovation of prefabricated houses also increase the quality of life, because the market offers us new technologies every day.
The manufacturers guarantee that, with regular maintenance, the prefabricated house can last for more than three generations. The construction system and quality materials, the wood properly treated, properly dried, and subsequently regularly maintained are attributes for the long life of the prefabricated structure.
When purchasing a prefab home, the manufacturer gives instructions to the customer on how to maintain the home. The owner must ensure adequate heating and ventilation and must inspect critical points of the building at certain times. When caring for the prefabricated house, it is recommended to regularly check and maintain the tightness of the sewage, water supply, and heating system of the house.
30 YEAR WARRANTY
For a prefabricated wooden house, manufacturers in Europe usually provide a 30-year warranty. With regular maintenance, however, this lifespan is much longer. It is important that as good masters we check the critical sites where water can penetrate the building and protect the wooden structure on time. Due to the destructive effect of wood pests, increased humidity levels are the biggest enemy of wood. This also applies to other building materials and concrete or plaster constructions.
In particular, we must pay attention to the condition of the roof, gutters, water, and drain pipes. We must ensure that the water does not stagnate outside the building and drains as soon as possible and that the air circulates well. A very important part of protecting the house from moisture is the porch which protects the door and the interior of the house from rain. Protective coatings of the external surface of the house, which protect the house against insects (wood insects, fungi, mushrooms, green algae) and degradation, must be periodically updated every two years or respectively according to the manufacturer’s instructions.
To preserve the wooden structure it is particularly important to prevent humidity from penetrating inside the building. Therefore, we must pay attention to the correct and tight laying of the vapor barrier and sealing of contacts in wet areas. These areas should be reviewed every two years and various cracks should be repaired as soon as possible.
For major adaptations, the manufacturer should be consulted. For built-in materials and equipment, which are easier to replace, warranty periods differ from supplier to supplier.
